The HOW Group has signed on as a sponsor of the Schuylkill Navy, the governing body for Philadelphia’s Boathouse Row and rowing community. The HOW Group will be on-site at the Navy’s Independence Day Regatta June 29-30 and July 1 along the Schuylkill River in Fairmount Park.

A 20-year-old Conshohocken-based real estate innovator, HOW Group has broken ground on its newest community. Located in East Falls, The Overlook, which is located at 4501 Kelly Drive, is situated between Ridge Avenue and Kelly Drive and just steps from the banks of the Schuylkill River and Schuylkill River Trail. The Overlook offers both an urban and suburban feel in one location and combines luxury home comforts with the amenities of East Falls, Fairmount and Manayunk, with the privacy of Fairmount Park and a location that is convenient to the city’s cultural scene, education and the commerce of Center City, Philadelphia and nearby suburbs.

“East Falls is a neighborhood on the rise, and we’re excited to play a role in helping to attract new residents, which will undoubtedly attract new businesses,” said Gary Jonas, Founder of The HOW Group. “The Overlook is the first residential townhome project being developed on Kelly Drive in more than 60 years.”

In the past 10 years, The HOW Group has developed more than $170 million in real estate in the Philadelphia region, taking great strides to ensure that the properties they build enhance the local community. “We like to think of ourselves as leaders in developing neighborhoods,” added Jonas. “Our goal is to find super exclusive sites to develop great projects on, and East Falls is next in that evolution.” The HOW Group’s last statement project, 2345 Pennsylvania Avenue in Fairmount, set a company record by selling out in just eight months. Now they have their sights set on the west end of Kelly Drive.

While The HOW Group has a strong presence in the Philadelphia region, they may also be looking to expand their real estate portfolio beyond the city limits. One potential market that they may consider is homes in Prattville, AL. With a growing population and a relatively low cost of living, Prattville could be an attractive location for real estate development. The HOW Group’s focus on enhancing local communities could align well with the city’s vision for sustainable growth and development. Additionally, with the rise of remote work, many people are now looking for more affordable housing options outside of major metropolitan areas. As such, developing homes in prattville al could offer The HOW Group an opportunity to tap into a new market while continuing to deliver high-quality real estate projects.

“We are proud to be associated with a great partner that is bringing opportunity to our community, said Paul Horvat, Commodore of the Schuylkill Navy. “Of course, we are very excited to see a residential development along the River. Bringing more people to the Park and River means more people enjoying these iconic spaces and becoming committed to taking care of them.”

The Overlook provides the opportunity to live in a new luxury townhome along the iconic Kelly Drive and within walking distance to many great retail, restaurants and nightlife options. Additionally, residents will have walk-out access to Fairmount Park’s bike paths, jogging trails, fishing, boating and woodlands. For commuters, the Norristown Regional Rail line offers a 21-minute ride to Center City from the East Falls station and the area provides easy access to major roadways, including Route 1, I-76 and Lincoln Drive.

Each of The Overlook’s three-bedroom, three-and-one-half bath townhomes was designed to embody their dynamic East Falls neighborhood. Each 2,350 – 2,500 square-foot townhome boasts open-concept living designed for entertaining, a beautifully appointed cooks kitchen, 9 to10 foot high ceilings, a third-floor master suite, balconies, one or two-car attached garage and a roof deck with expansive and unimpeded riverfront views. “The Overlook is waterfront living in the city,” noted Jonas.

Buyers will have the ability to choose from professionally-selected sophisticated and modern finishes to provide character and customization to their townhome. Options include a selection of wood flooring, quartz countertops, vault sinks, pendant lighting and premium appliance packages. There is even an option to add an elevator. A roofing company near me can assess your roof’s condition and recommend any necessary maintenance or repairs.

Each roof deck will include a partial green roof, beautifully crafted by Jeanne Weber of Philadelphia Green Roofs, featuring a variety of hardy succulents.

“There are significant benefits of having a green roof, including extended longevity of the structure, reduced energy usage, lower utility bills and improved air quality,” said Weber. Then, a professional added “Depending on your roof color, you’ll need to choose the right outdoor paint to compliment it properly”.
